Building EvaluationSite and building evaluation provides the information needed to make the most prudent decisions for the long term. This evaluation process is designed to help eliminate unanticipated costs and provide the means to negotiate lease provisions, helping our clients secure the most for their money and a space that suits their needs.
PreconstructionThroughout the preconstruction services phase, INGEOLE staff provide guidance on selection of materials, building systems, equipment and methods of project delivery. We evaluate and make recommendations on the availability of materials and labor, time requirements for procurement, installation and factors related to cost, including but not limited to, the cost of alternative designs or materials. During preconstruction, the project is fully programmed from all aspects of budgeting and pricing to schedule and project execution. It is during preconstruction that the plan is developed and during construction where it is executed. Building Information Systems (BIM)For the field team, the BIM model will provide early-on clash/interference detection and facilitate a more effective coordination effort. Through this effort, the owner, architect, INGEOLE and key subcontractors will reduce field conflicts to almost non-existent, reducing the number of RFIs, design re-work and number of change orders. Value ManagementOur staff reviews the available documents with all team members considering: possible high-cost elements, material availability and the purchase of long lead items; constructability; schedule reductions; and logistical improvements. We work with the architect to recommend alternatives that may create cost and time reductions. ProcurementHaving the construction materials and equipment ready and available on site, at the right time, is critical to the successful completion of every project. All of our clients require suppliers that provide consistently high quality products and services at the best possible price, delivery lead times and payment terms. SchedulingThe schedule, the glue that holds all the parts in place, is carefully developed incorporating all of the activities, relationships and required milestone dates for the work of all trades. Construction activities are resource loaded, allocating estimated values for cost, materials and manpower resources. Keeping you apprised of the schedule status is paramount. Following final client approval, the schedule serves as the baseline to track the progress of construction and the overall percentage of work completed. Construction coordinationDuring this critical phase we conduct weekly site meetings of all involved in completing the project to ensure the project stays on schedule and that everything is done according to the drawings. Administration consumes a lot of efforts during this phase as we handle change orders, process the invoices from all the vendors, secure the building permit, co-ordinate with the Landlord and deal with all the other vendors needed to complete the project. CommissioningCommissioning ensures that the new building operates initially as the owner intended and that building staff are prepared to operate and maintain its systems and equipment. When a building is initially commissioned it undergoes an intensive quality assurance process that begins during design and continues through construction, occupancy, and operations. |
